A new online service giving property owners a way to avoid falling victim to property fraud is now available through Stearns County Recording Services.
Land Notification, a website that allows property owners to monitor their name or a parcel of land for real estate activity, has been created to help prevent mortgage and real estate fraud.
This free service creates alerts based on a name, business name, or parcel ID that property owners provide. Land Notification will generate emails to property owners when anyone has recorded documents regarding the given property or name in Stearns County.
Even though Stearns County has not yet seen an instance of fraud, a person could forge signatures and notarizations on a new deed or mortgage and commit a fraud worth thousands of dollars. These issues do occur in our society, and there is always the possibility it could happen locally if someone illegally uses a property owner’s name for financial gain or the acquisition of assets.
Property owners can now take a proactive approach to monitoring and protecting their most valuable investments such as a home, farm, or business by utilizing this service.
